Common Amendments to Standard Bylaws
When a strata corporation is created, the corporation automatically acquires the Standard Bylaws in the Strata Property Act (view the Standard Bylaws here).
The strata can delete, add or change the bylaws by holding a special resolution vote at either a Special General Meeting or the Annual General Meeting. If a 3/4 vote is obtained the bylaws are amended and must be filed at the Land Titles office within 60 days of approval.
Form A - Proxy Appointment
This form is usually included in the package sent out to owners prior to a Special General or an Annual General Meeting. It is to be filled out by an owner if they are unable to attend the scheduled meeting. The form can also be used to grant another party the authority to vote on the owner's behalf for a specified time period.
Form B - Information Certificate
This form is filled out by the strata council, strata corporation accountant or strata property management company prior to the conveyance of a strata lot. Usually the real estate agent acting on behalf of the seller will order it from the strata council. Alternatively the buyer's lawyer or notary will order it prior to completion of the sale.
Standard Strata Bylaws
This PDF lists the Standard Strata Bylaws that are filed for each strata property. Strata corporations can add additional bylaws or amend existing bylaws by calling a general meeting. Amending or adding a bylaw will for the most part require a 3/4 vote in favor of the proposed bylaw changes.
