Creating a SECTION within a Strata Corporation

Has anyone had the experience of creating a Section (as allowed by the Strata Property Act) and what was your experience insharing thge costs of those services that are jointly shared by the different types of strata lots that CANNOT be solely allocated to one spcific user type of lot? I would really like to hear from a Strata Corporation that has walked this path. Thanks for your help. James

You are allow to section a strata base on owner groups who represent different interest of *residential or nonresidential, *nonresidential owners but using their lots to serve different purpose. There are few more types but you may not want to hear those details.

First you must prepare a proposal and a sales plan to do your internal selling, if council convinced and table it as a resolution, then you need 3/4 vote of eligible voters in the AGM.

The rest is just technical procedure such building different bylaws and budgets. Be reminded you must be very careful and always consult legal parties such as your lawyer.

Do review the join/share budget carefully in a fair and reasonable manner, don't get emotional when negotiating with another section.
