How many terms can a chairperson serve? We have one that is very intimidating and is now serving his second term as chairperson. How do we replace him at next year's AGM when we cannot find other owner's to stand for nomination? Thank you.

First off, just a gentle reminder that the head of a Strata Council is now the President , not chair or chairperson. Many Stratas seem to have problems with a high-handed President. I assume you have a council so it is up to other members to suggest the current Pres steps aside next AGM so another member of council can assume the position of President. Alternatively, nag or shame other owners to join council. Too many condo owners (particularly in current market) are selling their houses at a fat profit and moving into a condo for half the sale price of the house. They then expect to contribute nothing to the administration of the condo. Owners should be told they should take their turn on council. It really isn't such a hardship.
