I live in a strata where we each own our own properties and houses are single family dwellings. Our Strata council is using general strata rules to operate with because I believe they are not aware of the difference between Bare land and General strata rules. There are conflicts about many things that are being dealt with by the strata bylaws for townhouses and condominiums...How can this be changed? They seem unwilling to even consider that they may be using the wrong rules. HELP!!! Confused in Penticton

What kinds of things are there conflicts about? Are you close to having an Annual General Meeting?

We had the AGM... As usual it was mayhem! Thankfully the old council was nearly all voted out and the new members are more clear about the difference between BARE LAND and other strata's.... I DID want to be clarified regarding this difference before voting, but managed to strain out the superfluous info in the provincial Strata Act and figure it all out. I have a huge beef with people getting on Strata councils and being too lazy to actually become knowledgeable about what they are doing! Is there any type of "handbook for new strata council members"?

There is a book by Mike Mangan, a lawyer called, "A Comprehensive Guide to the Strata Property Act", which is very helpful and then there is the Condominium Homeowner's Association http://www.choa.bc.ca/.

The Mangan book is good but quite a handful for the new strata council member.Using the following link you can access brochures from the Supt. of Real Estate on the Roles and Responsibilities of a Strata Council and the Strata Corporation at these two addresses:

http://www.fic.gov.bc.ca/pdf/responsibilities_strata/Guide04.pdf

http://www.fic.gov.bc.ca/pdf/responsibilities_strata/Guide03.pdf

Also the Vancouver Island Strata Owners Association produces more owner friendly publications which are listed at:
