Communicating with your Strata Council
Regardless of whether your strata corporation is managed by a professional management company or self managed, it is important to address your strata council in writing if you have a concern that you would like a resolution to. Some common reasons that cause owners to write to their council are:
- A neighbor has violated one of the bylaws or rules and as a result is interfering with the enjoyment of your property
- You feel the council should address a maintenance concern
- You are dissatisfied with the management company and are not getting proper resolution
- You have topics that you would like to be addressed by the strata council, whether it is suggestions for improvements, cost saving measures or future planning
- Your Name
- Unit Number and Strata Lot Number
- Your Concern or Suggestion
- Supporting Data. For example if you are concerned because your neighbor is breaking a bylaw or rule, state the rule or bylaw In violation, along with the dates, times and details of the occurrence
- Your proposed resolution

You heard it might affect your property values how? Decrease them if you have renters or increase the values? You have a very small number of units so I think you need to question the reason for limiting the rentals. If renters are causing problems there may be reason to adopt a restriction but if there are little problems you may want to leave things as is, especially if you have a strong - self policing community in your complex.

The most common view is that renters do not care about the value of the property as much as an owner. Right or wrong, that is the perception and I would think more people would be willing to pay a higher price where the rentals are restricted.
