Common Amendments to Standard Bylaws
When a strata corporation is created, the corporation automatically acquires the Standard Bylaws in the Strata Property Act (view the Standard Bylaws here).
The strata can delete, add or change the bylaws by holding a special resolution vote at either a Special General Meeting or the Annual General Meeting. If a 3/4 vote is obtained the bylaws are amended and must be filed at the Land Titles office within 60 days of approval.
Below is a list of some suggested and common amendments to the Standard Bylaws. The numbering referenced next to the bylaw coincides with the numbering in the Standard set of Bylaws.

Payment of strata fees
Add the following:
1(2) Owner must pay interest on strata fees that are due and not paid at a rate of 10% per annum calculated monthly but compounded annually. - Division 1 — Duties of Owners, Tenants, Occupants and Visitors
Use of Property
Clarify the following:
3 (4) An owner, tenant or occupant must not keep any pets on a strata lot other than one or more of the following:
(a) a reasonable number of fish or other small aquarium animals; however the aquarium must not exceed (insert either a volume or dimension restriction here)
(b) a reasonable number of small caged mammals;
(c) up to 2 caged birds;

Add the following:
3 (5) An owner or tenant must not hang or permit to be hung any laundry, or washing on the common property or in or about his strata lot in any manner which would permit same to be visible from the outside of the strata lot; - Division 1 — Duties of Owners, Tenants, Occupants and Visitors

3 (6) An owner or tenant must dispose of household refuse and recyclables in proper containers and must remove from the strata corporation and properly dispose of all other types of refuse at the owners expense. Rubbish, garbage refuge, garbage, boxes, packing cases and other similar refuse must not be thrown, piled or stored on the strata lot or on common property. Any expenses incurred by the strata corporation to remove such refuse will be charged to the strata lot owner/occupant. - Division 1 — Duties of Owners, Tenants, Occupants and Visitors

Add the following:

3 (8) An owner or tenant must not, or permit shaking of mops or dusters of any kind, nor throw anything out of any window or door of a strata lot or on common property - Division 1 — Duties of Owners, Tenants, Occupants and Visitors

Inform strata corporation
Change the following:
4 (2) On request by the strata corporation, a tenant must inform the strata corporation of his or her name.

Obtain approval before altering a strata lot
Add the following:
6 (3) An owner or tenant must not, without the prior permission of the strata council, erect, hang, nail, screw or compromise the exterior rainscreen of the structure in any way. This includes but is not limited to the installation of awnings, clotheslines, satellite dishes, flower boxes, etc. Should the structure be compromised, exterior remediation will be coordinated by the strata council and all costs will be charged back to the strata owner - Division 1 — Duties of Owners, Tenants, Occupants and Visitors
Add a Parking Section and the following Bylaw:
8 (1) An owner or tenant must not make or permit any motor tune-ups, mechanical repairs or body work on any vehicle, recreational vehicle or other like vehicles shall be carried out on driveways, common property or common assets. - Division 1 — Duties of Owners, Tenants, Occupants and Visitors

8(2) An owner or tenant must not store unlicensed or uninsured vehicles on the common property or on land that is a common asset of the strata corporation. 8 (6) An owner or tenant must not store any items other than their insured vehicle in any parking stall. - Division 4 — Enforcement of Bylaws and Rules
Maximum fine
Change the following:
23 The strata corporation may fine an owner or tenant a maximum of
(a) $50 for each contravention of a bylaw, and
(b) $10 for each contravention of a rule.
