For the past two years we have been dealing with a complex that is not run by a management company. It is a smaller complex with an eccletic mix of owners. The problem is that although the line when we moved in is that "everyone works together to make this a better place," at the end of the day, no one pulls their fair share of work around the complex. In fact, our unit has ended up being manipulated to running the show. We have managed to clean up their last owners mess involving our unit (funds being used under false pretenses to be used to fix a leak and then it wasn't really fixed = $15,000 balcony leak allocated to yours truly to fix), managed to provide a new roof as it was not managed properly and now encountering dumping of garage out the back of our unit. I know this seems a "minor" issue compared to the last two however, we end up having to take the items that are not picked up by sanitation to a free store or transfer station on our own merit.
We have talked to the people individually to suggest places where they can take their refuse only to be met with rude comments and that it's not a big deal. The city has been contacted but the garbage has to pile up in order for it to be an "unsightly property."
Therefore, does anyone have any ideas how to deal with strata members that don't do their part?
