Does a rental restriction by-law affect your ability to sell your property?
Rental bylaws can be argued from both perspectives and there is really no right answer. There are people that want to purchase where there are no rentals allowed and there are those that purchase for the purpose of renting their unit. I would argue that the majority of the population want to know that they can rent their unit if the need arises. In downtown Vancouver there are very little strata corporations that have implemented bylaw restrictions because there will always be a rental need in the city core, whereas there are a lot of buildings in White Rock for instance where the population is older that have both age and rental restrictions.
In order to evaluate what is right for your community you need to look at who is living there now, what type of population, age, and what is driving real estate activity in your area and in your complex specifically.
If there are conflicting opinions amongst the owners, a rental restriction bylaw that allows rentals but limits the number permitted at a given time, may be a good compromise.
