Gas Fireplaces

All units in our strata are equipped with 'Decorative' natural gas fireplaces. Neither property manager or longer term residents can remember when, if ever, they were inspected, although apparently some owners have arranged their own repairs or inspections. Council is now stalled on risk/responsibility issues. How often should fireplace units be inspected? What should we expect to pay per unit? For what? Should it be mandatory? Who should pay? Is the strata liable if inspections are not done and something bad occurs?

Property Manager basically says it's Council's call. Has anyone any wisdom or experience to share?

Do you pay for your own gas bill or is it part of your strata fees?

Gas is metered for total building and included in Strata Fees

Given that it comes out of your strata fees, it seems the council should be required to perform the maintenance - similar to dryer vents. If your hot water is also shared then the strata should have the boiler and the gas fireplaces serviced at the same time. I am not sure the frequency - perhaps a maintenance company can make a reccommendation here.

The bottomline is whether it is the owner's responsibility or the stratas, the liability comes from all of the owner's anyway and the consequences would come from everyone's pocket. It also seems for insurance purposes that the strata council should be on top of proper maintenance.
